Let's talk about patchwork and why it's always better to get things in order before drywall installation. Patchwork is expensive and it usually involves a lot of work for us as a drywall contractor. There are usually multiple aspects to it you may be overlooking when you think you know what it should cost -Such as masking or floor protection -Demo-Scaffolding set up and tear down-Dry times for muds -Sanding and dust control-Delays due to the amount of time patchwork takes -Clean up The average small 2x2 patch in a finished home takes approximately 5 to 8 man hours to complete That's an extra cost to either you or I of between $500 to $800.Fortunately most of this extra cost can be avoided by proper planning and setting the proper expectations with homeowners about the cost and delays changes create.

BEWARE OF ROOFING SHEET INSTALLERS.If you are building your house and you have got to the roofing level. As in you have finished your woodwork and are ready to install roofing sheets. Beware of Aluminium Installers. I repeat beware of who is your installer. Even if he is sent by the company you are buying from, be careful. I once saved a client 120k from an installer who added additional meters to the actual meters of the roofing sheet for roofing the security house.When I asked him why, he said he wanted to pay his house rent. And Baba wanted to fight me for casting his plan.But what he forgot is that I am the one who designed the building plan, laid its foundations and set the cornerstones.From the moon, I can tell you its parameters.How he came into the project is a story for another day. Be careful of Installers.

Will a Handyman Break Your House?It depends. Here are some things to think about when hiring a handyman. New HandymanAfter one or two years on the job a handyman should have replaced a garbage disposal, patched a hole in a wall, and installed a ceiling fan. You should hire them for these jobs in their early career.In years one and two however you should not hire them to put in a sub panel in your basem*nt, repair a ceiling drywall leak to match the current drywall texture or smooth finish, or install your new shower.Experienced HandymanWith 10 years of experience, I can do all of those things proficiently without a major catastrophe. And if I have a problem I understand how to recover from it because over 10 years I can see behind the walls, listen and inspect for a leak, or determine the correct gauge of wire for a sub-panel.It’s all about reps and the entry-level handyman just can’t have enough reps in the first year or two to be an expert-level residential handyman.Action Steps1) Ask you’re handyman for his references OR look at honest online reviews (Yelp and Google are the best in my region -Denver) in your type of project work trade being done. Drywall repair, Electrical, etc.2) Is this an expensive project? Or more specifically, if something goes wrong will you have to spend $1,000s of dollars in repair fees. For greater peace of mind ask for an active general liability insurance document citing the handyman’s name and/or company name printed in writing.3) Split up the work. Have the handyman do less intrusive parts of the job like drywall repair after the plumber has found and patched the leak.
